House Rules

HOUSE RULES

We’ve put together what we like to call a House Etiquette.
A few key pointers to help you navigate your stay at the apartment, keep neighbours happy and keep everyone, including host, smiling at the end.

We had to make few adjustments due to that naughty bug Covid-19, to make sure everyone is safe.

We hope those few points are easy to follow and we really appreciate if you observe them. :

1. GUEST VERIFICATION FOR PROPERTY SECURITY -
Please note, our homes are protected by Superhog, leading vacation rental insurance provider. Before your arrival, you will need to verify your details via their Know Your Guest form and choose between a refundable deposit or buying a non-refundable £35 damage waiver. We suggest the damage waiver as it protects you from any accidental damage during your booking.
Once booked you will receive a link in the welcome message and easy to follow steps. All information is for check in purposes only and strictly confidential.
Please have a clear profile picture on Airbnb so we can recognise you on arrival. (Please no masks, avatars or cartoon characters). Thank you.

2. MAKE THE ARRIVAL A SMOOTH ONE - Please ensure you have a clear profile picture uploaded to Airbnb profile and that you have verified your ID. Due to contactless check in, we need to be able to verify that the person arriving is the person who booked. All guests have to be registered on the booking with clear profile pictures.
Be contactable when you arrive in the UK and please ensure you have your App on the phone.

3. PLEASE READ CHECK IN instructions and ensure you have screenshots available when you arrive, in case you have problems with data connection. You will save yourself a lot of stress if you come prepared.

4. LET’S SPREAD LOVE NOT GERMS - Please take off your shoes before you enter the flat and leave shoes on the landing or in just inside the flat, next to the door. Please wipe the luggage with anti-bacterial wipes or spray before entering the apartment and use Hand sanitizer - provided by the door at the entrance. Please use every time you enter the apartment.

5. SAVE THE PLANET - RECYCLE: The planet is drowning under plastic waste. So if you love our city and want to enjoy it for many years to come, please recycle. We provide everything for you to make recycling easy - You will find simple guidelines here, on the listing online and there will be also a leaflet inside the House Brochure from the council.

6. SAVE THE ENERGY: When leaving switch off all lights in the flat and ensure that the heating is turned down to about 18 degrees, if you have changed the Nest at any time during your stay.

7. BE KIND TO NEIGHBOURS: Don't cause noise especially during quiet hours and never leave rubbish outside the building other than designated times.

8. KEEP OUR HOME AND YOUR BELONGINGS SAFE: Please always close firmly window when you leave and shut the door firmly.

9. YOUR HOME FOR THE TIME BEING IS FOR YOU ONLY - No extra guests or overnight guests unless agreed with hosts in advance, please.

10. HONESTY IS KING: If you damage something please let us know. We are always reasonable.

11. HELP US TO HELP YOU: If something on your arrival is not working in the flat, or some essentials missing, please don’t wait till you depart, but let us know asap so we can rectify it immediately and make sure your stay is as comfortable as possible.

12. SOCIAL DISTANCING & COVID-19: If you or anyone in your party starts getting Covid-19 symptoms whilst staying at our place, you need to let us know as we will have to block 72hrs after your departure. In such situation you have to adhere to self-isolation as per government guidelines.

13. PET RULES:
1. Only small non-shedding house trained dogs permitted. No cats, creepy crawlies, reptiles or basically anything that would consider us as lunch.
2. Please do not let the dog sit on the sofa or bed, etc. without pet blanket.
3. Please bring your own dog bed and poo bags.
4. Please wipe your dog’s paws by the entrance. There is always either a wipe or paper towels close to the door.

If you arrive before check in time and cleaners are still inside, please DO NOT ENTER the flat. You can leave your luggage for cleaner to wheel it in. You can only enter the flat when the cleaners have left.

✔ British products like The Scottish Fine Soap Co, Duck Island or Baylis & Harding. These have not been tested on animals and are in recycled bottles.

Guest access
Entire flat is for guests use.
CHECK IN: Full access from 4pm.

EARLY CHECK IN: Subject to charge at £15 per hr up to 3pm. Last hr before standard check in - Free.
Early check may be possible ONLY if there was a min 24hrs gap between bookings or previous guests checked out earlier than standard 11am.
Please request at the time of booking or no later than 3 days prior to arrival.

LUGGAGE DROP OFF: FREE Luggage drop off from 12pm on the day of arrival.

EARLY CHECKOUT - If you have to leave before 11:00am please tell us at a time of booking so we can make necessary cleaning arrangements. Thank you.

LATE CHECK OUTS - May be arranged ONLY if next booking commences 24 hrs after your departure. We charge £15 p/hr for every hour after 30min grace period past standard checkout, so from 11:30am.
Requests for late check out must be made at the time of booking and no later than 2 days before departure.

LUGGAGE STORAGE ON DEPARTURE - you can leave your bags until housekeeper finishes. Please note we cannot allow entry to property once cleaning and disinfection are completed.
Alternatively we recommend Nannybag or Luggage Hero with locations near stations all over London. We will send you the link to nearest one once you book.
Additional notes
ADDITIONAL BOOKABLE SERVICES:

EXTRA BEDLINEN @ £29.00 per full set including towels
If guests want to use the sofa in the living room to sleep on, please request at the time of booking, as we need to provide a mattress topper as well.

CHILD CRIB @ £35.00 per stay
We can provide a fully disinfected foldable child crib approx. length 110cm., complete with mattress. We do not provide baby bedlinen or duvets.

EARLY CHECK IN / LATE CHECKOUT - subject to availability at £15p/hr

MID-STAY CLEANING ON LONGER STAYS:
We provide a weekly on request bedlinen / towels change included + mid-stay cleaning every 2 weeks. If you would like a more frequent cleaning, we can arrange that at £20 per hr and linens at £29 per replacement set. Please request in Guest Check In form. Thank you for your understanding.

VISITOR PARKING PERMIT - we can arrange that. Charges apply. We will advise you depending on your duration and arrival day. Please let us know your car registration and make and model so we can add you to our visitor parking permit. Parking has to be pre-paid via pay pal. Link will be sent on request.

Neighborhood overview
Ealing is a leafy, laid-back part of London life.
You're never too far from a good coffee house or restaurant and there's lots of choice for socializing.

You have close links to the M4 and good transport options if commuting further in to the city. Ealing is a mix of modern and countryside ambience.
Outside the train station you can see a lot of the shopping malls, restaurants and cafes, but if you walk a bit further inside, the picture changes to rows of Victorian houses. There is a lot of greenery around, (Ealing has a 10 parks) and all amenities almost at your doorstep.

There are nice pubs, bars and restaurants with alfresco dining options, in case you are in a need of liquid refreshment or something to eat. To the south of Ealing lies the legendary Ealing Film Studios, where a lot of famous movies were produced and shot ex. ‘Passport to Pimlico’, ‘Importance of Being Earnest’, ‘The Ladykillers’, ‘ Notting Hill’ and ‘Casino Royale’ just to name a few.

One of the biggest and the most popular in the area is Walpole Park .It is a beautiful park where people go for picnics, exercise, walks and enjoy a bit of quiet time surrounded by nature. There are ponds, kids playing area and the famous Pitzhanger Manor, which hosts great exhibitions and events. Ealing has a lot to offer and for everyone to enjoy.
Getting around
Nearest Overground TRAIN:
West Ealing railway station is on the Elizabeth Line – 12 min walk - Zone 3 for Oyster cards.
It is a brand new station with lifts/ step free.
From West Ealing station: Ealing Broadway is 2 min away , London Paddington Station is just 12 min ride and Heathrow Airport 14 min away

Nearest TUBE: Ealing Broadway (central and district line), 2 min on the train from West Ealing, 15 min walk or 5-7 min on the bus E7, E11 or E1

BUSES: E7, E11– 1 min away that will take you directly to West Ealing Station & Ealing Broadway

PARKING: There are quite few pay & display bays on the Argyle Rd. Tarif is £1 per hour and operational hours are usually [Mon-Fri, Sat, Sun].
But please check boards as those times may be subject to change. Important - Yellow parking suspension boards - if parking please check if the bay has not been suspended.
If so there will be a yellow board informing what days and times restrictions apply. If within the reserved time, please do not park there as your vehicle could be removed.
Please observe that continuous dashed lines indicate Residents Permit Holders only bays. Bays with markings at the start and end of bay usually indicate a Pay&Display bay.
