Please see our friendly House Etiquette, a few key pointers to help you navigate your stay at the apartment, keep neighbours happy and keep everyone, including host, smiling at the end:

1. GUEST VERIFICATION FOR PROPERTY SECURITY -
Please note, to keep our properties safe from scams and unauthorised bookings, we are now protected by the leading short let insurance provider in Europe, Superhog. Unlike hotels we have no way of checking identity of our guests on arrival, so we will ask you to e-verify your details via their Know Your Guest form where you will have an opportunity to choose an optional non-refundable damage waiver @ £35 per stay, covering you for any accidental damage claims on Airbnb or VRBO and direct bookings, up to £500.
This does not cover malicious damage, damage caused by breaking house rules.
Please have a clear profile picture (Airbnb) so we can recognise you on arrival.

Once booked you will receive a link in the welcome message and easy to follow steps. All information is for check in purposes only and strictly confidential. We do not hold any information on our database and Superhog adheres to GDPR and will dispose of any data held accordingly with the GDPR regulations.


IMPORTANT: We cannot admit guests who do not have a clear profile picture on their Airbnb profile (no masks, sunglasses or face obstructing hats), as we have to recognise you on arrival and verify that the person who booked is the person arriving at the door and all guest verification has to be completed prior to arrival. Thank you.


2. MAKE THE ARRIVAL A SMOOTH ONE - Please ensure you have a clear profile picture uploaded to Airbnb profile and that you have verified your ID. Due to contactless check in, we need to be able to verify that the person arriving is the person who booked. All adult guests have to be registered on the booking with clear profile pictures.
Be contactable when you arrive in the UK and please ensure you have your App on the phone.

3. LET’S SPREAD LOVE NOT GERMS - Please take off your shoes before you enter the flat and leave shoes inside next to the door.

4. SAVE THE PLANET - RECYCLE: The planet is drowning under plastic waste. So if you love our city and want to enjoy it for many years to come, please recycle. We provide everything for you to make recycling easy - further info on the living room board and House Brochure on the table.

5. SAVE THE ENERGY: When leaving switch off all lights in the flat and ensure that the heating is turned down to about 19 degrees Celsius.

6. BE KIND TO NEIGHBOURS: Don't cause noise especially during quiet hours and only leave rubbish in outdoor bin no 2. Also if you are staying with children please ask them not to run and jump too much as this can be very hard on neighbours downstairs. Thank you very much.

7. KEEP OUR HOME AND YOUR BELONGINGS SAFE:
- Never leave keysafe unlocked even when empty as this leaves code exposed;
- Always close the flat and the building door firmly.

8. YOUR HOME IS FOR YOU ONLY - No extra overnight guests or unless agreed with hosts in advance and absolutely no parties. If you want to have friends for lunch or dinner, please let us know in advance.

9. HONESTY IS KING: If you damage something please let us know. We are always reasonable. Please also do not take our chargers or anything that belongs to the flat. Next guests will need those things too.

10. HELP US TO HELP YOU: If something on your arrival is not working in the flat, or some essentials missing, please don’t wait till you depart, but let us know asap so we can rectify it immediately and make sure your stay is as comfortable as possible.

11. RESPECT OUR HOUSEKEEPING STAFF:
If you arrive before check in time and cleaners are still inside, please just drop the luggage off. Ask housekeeper where and leave to let them finish the job.

Early check ins, late checkouts, luggage storage requests are all access to availability and must be requested no later than 48hrs before the check in.

★ LUGGAGE DROP OFF: From 11:30am subject to availability. Or use link to luggage store, which will be sent in Welcome Message after booking.

★ STANDARD CHECKOUT - At 11am

★ EARLY CHECKOUT - before 11am, please confirm your departure time in the Guest Arrival Form, as we need to re-arrange housekeeping and / or keys return.


★ LATE CHECK OUTS - Subject to availability and charge after 11am.

★ OVERSTAYS - Unarranged overstays cause havoc with our cleaning schedule. An overstay fee will apply if you do not vacate the property at a pre-agreed checkout time and / or do not return the keys straight after agreed checkout time.


★ LUGGAGE STORAGE ON DEPARTURE - You can leave your luggage up until the cleaner finishes and no later than 13:30 unless other timing arranged with us in Guest Arrival Form.
Please note we cannot allow entry to property once cleaning and disinfection are completed.
Alternatively we recommend Nannybag or Luggage Hero with locations near stations all over
London. We will send you the link to nearest one, once you book.


★ SERVICE ANIMALS - If you are travelling with a service dog that is larger or shedding, please understand that we may have to charge extra for cleaning and removal of all pet hair to prevent next guests from getting an allergic reaction. Thank you for your understanding.
Additional notes
EXTRA SERVICES PRICE LIST AS OF 01/07/25 - all services have to be booked min 48hrs before check in, so that we have enough time to order supplies. Once you submit the Guest Arrival Form you will receive instructions how to book.

IMPORTANT: As of this Summer 2025 Airbnb wants to make even more money on our extra services on top of 20% service fees they charge us for your stay. When you book additional services via Airbnb Resolution Centre a 20% levy will be added to each price. You will need to select SEND MONEY button, under your reservation, clearly state what you are paying for when prompted and notify us of payment via Airbnb message:

✔ EXTRA BEDLINEN @£29.00 per set on request, if needed over and above linens provided for each bed in bedrooms e.g. for sofabed.

✔ CHILD CRIB @ £39.00 per stay .
A foldable child crib, complete with mattress, mattress protector and fitted sheet. Please bring your own baby linens. In some properties we are able to provide a high-chair and baby bath complementary in addition to the crib.

✔ ON DEMAND CLEANING: £25 p/hr.
Does not apply to the complementary mid-stay cleaning for 10 day stays and over.

✔ DRY CLEANING: We use Laundryheap you can book direct with them or a QR code will be in the house brochure.

✔ EARLY CHECK IN / LATE CHECK OUTS - Subject to availability and charge at £20 per hr. See details in Guest Access section.

✔ OVERSTAYS - £35 p/hr for unarranged late checkouts or if guests don't return the keys straight after checking out. Charge starts 15mins after the agreed checkout time to cover payment for waiting time to cleaning staff in 1 hour increments.

✔ SPECIAL OCCASION PACKAGES: Celebrating a special occasion like a birthday, anniversary, proposal, etc. You specify the wish list: e.g. flowers, champagne, cake. Let us know your dietary requirements, preferences and budget and we will send you options for you to choose from.

Flat is accessible 24/7 using smart keysafe, however we do not admit arrivals after 23:00 to avoid disturbance to other neighbours, other than in emergencies, such as flight delay.
Details in check in guide on the app released 24 hrs before arrival.

We will be available to answer any questions before, during and after your stay.
We generally respond promptly from 9:30am till 22:00 GMT every day.
Enquiries sent after 22:00 will be replied to the next working day.
If you are a staying guest and have an emergency please send us a Whats App on the number given in your welcome message.

★ SMOKING IN THE BUILDING is strictly prohibited.

★ PLEASE NOTE, WE DO NOT OWN THE BUILDING - We can only take responsibility for what happens in our flat. We will do all we can to resolve any issues to do with neighbours or communal areas as soon as possible though.
Neighborhood overview
MAYFAIR W1 - ZONE 1, nearest tube GREEN PARK on Victoria and Piccadilly Line.
Mayfair is a prime location and a luxury hub of London, where real estate comes usually with POA price tag and world's monopoly players buy their art and fashion, whilst sampling Michelin star cuisine and finest champagne.

For the fashion afficionados, you only have to hop and stilletto skip to the nearest designer fashion boutiques that line Bond Street, Conduit, Bruton and South Molton Str.
If art is your vice, then PAD London is a must visit destination on Berkeley Sq as are galleries on Cork and Dover Str. and whilst at it, you will have a myriad of watering holes to quench your thirst and satisfy your discerning palate at, from Scott's to Amazonica & Hedonist Wines all nearby.

When all this shopping and dining wears you out, you will find serenity in the peaceful oasis that is hidden Mount Street Garden, or pick up a picnic basket from Fortnum & Mason and relax on deck chairs in Green Park, St. James's Park, or Hyde Park. All within 5-15 mins walk

Mayfair is the best of the best but it is not all buttoned up luxury.
There are plenty of affordable eating options around Shepherds Market, a mere 5 mins walk, as well as fabulous but affordable The Ivy Asia and Mercato Mayfair, the foodcourt inside a former Church and incredible shopping on Oxford Str and Selfridges with every high street label under the sun.

Getting around
★ PUBLIC TRANSPORT★
GREEN PARK tube station is a 5min walk away - Jubilee and Piccadilly Line - Zone 1.

Cheapest way to travel by tube is using OYSTER CARD, either by topping up or buying a day travel card. Get it from the 1st tube station you come to as you leave the airport. Please make sure that you claim your deposit back when you return it upon leaving.

★PARKING★:
IMPORTANT - MAYFAIR is in a ULEZ zone (24/7/365) and Congestion Charge zone 7 days a week except Christmas Day and New Years Day.

Parking is very expensive and there are only few pay & display bays, which are like musical chairs. Overall we do not recommend to travel here by car. You don't need it and it will cost you a fortune, not to mention an unnecessary stress.

CONTROLLED PARKING HOURS ARE:
Monday-Saturday 8:30AM-6:30PM
Sunday parking is free and you can park on single yellow lines outside of controlled hours, for free.
Do not ever park on residents only bays. Your car will be towed away before you sneeze.
There is a NCP car park outside the zone on Park Lane, but it is not cheap.

★DIRECTIONS FROM ALL AIRPORTS to GREEN PARK TUBE STN★:

1. FROM GATWICK - approx. 50mins
Walk to Gatwick Airport Rail Station Journey time: 6 min
Take Southern trains to London Victoria - Journey time: 32 min
At Victoria Underground Station take Victoria line to Green Park - Journey time: 1 min

2. FROM STANSTED AIRPORT - approx. 1hr 5mins
Walk to Stansted Airport Rail Station and take Greater Anglia train to Tottenham Hale - Journey time: 33 min
From Tottenham Hale Underground Station take Victoria line to Green Park - Journey time: 18 min
Alternatively: Take Stansted Express to Liverpool Str, change for Central Line to Oxford Circus, change for Victoria line to Green Park.

3. FROM LUTON AIRPORT - approx. 59 mins
Take a shuttle bus to Luton Airport Parkway train station.
Take Thameslink train towards Brighton. Get off at West Hampstead.
Change here for Jubilee Line to Stratford and get off at Green Park.

4. FROM CITY AIRPORT - approx. 28mins
Walk to London City Airport DLR Station and take a train to Canning Town DLR Station
At Canning Town change for Underground Jubilee line to Green Park

5. FROM HEATHROW All terminals: approx. 48-58mins
Option 1 - Piccadilly Line - Walk to Heathrow Underground Station and take a Piccadilly line Eastbound to Green Park, walk about 5 mins

Option 2 - take Elizabeth line towards Abbey Wood and get off at Bond Street. Walk about 10 mins


6. FROM EUROSTAR St. Pancras International Station - approx. 20mins
Walk about 5mins to King's Cross St. Pancras Underground Station and take a Victoria line Southbound to Green Park
