House Rules

...or as we prefer to call it a Good Guest Guide, designed to help you navigate your stay at the apartment, keep neighbours happy and keep everyone, including host, smiling at the end.
As there are no universal guidelines to the world of home surfing, we wanted to create a comprehensive etiquette that, we hope, helps our guests coming from different parts of the world, backgrounds, cultures and customs, have a mutually good and positive experience:

1. PRE-ARRIVAL HOTEL STYLE GUEST VERIFICATION:
Please note, our homes are protected by Superhog, a leading European short let insurer.
Unlike hotels we have no way of checking identity of our guests on arrival, so once booked, we will ask you to e-verify your details via their Know Your Guest form before arrival. You will receive a link in a welcome message.

You will be able to add an OPTIONAL £35 damage waiver, which protects you from AirCover (Airbnb) or Deposit (VRBO) claim for accidental damage up to £500.
This does not cover malicious damage, damage caused by breaking house rules.
Please do not pay a deposit unless you are booking with us directly via our booking channel.

PRIVACY AND GDPR: All information is for check in purposes only and strictly confidential. We do not hold any ID information on our channel manager. All info is shown only to Superhog insurer and they adhere to GDPR rules and will dispose of any data held accordingly with the GDPR regulations.


AIRBNB GUESTS: Please have a clear profile picture (Airbnb).
VRBO & BOOKING COM - please send us a picture via Guest Arrival Form.


3rd PARTY BOOKINGS are not allowed on Airbnb. Main guest must be present on arrival. If main guest is not present, e.g. due to flight delay, sickness, etc., we will let co-guests check in, providing they have been added to the Airbnb reservation and are verified on Airbnb.
We can make an exception for family bookings. e.g. children booking for parents, but the main guest must be present on check in and at least one parent added to the booking.

2. MAKE THE ARRIVAL A SMOOTH ONE - Please be contactable when you arrive in the UK and ensure you have your App on the phone to access Check In guide. Tip! Take screenshots before you travel in case you have issues with your data on arrival.

3. LET’S SPREAD LOVE NOT GERMS - Please take off your shoes before you enter the flat and leave shoes inside next to the door.

4. SAVE THE PLANET - RECYCLE: The planet is drowning under plastic waste. So if you love our city and want to enjoy it for many years to come, please recycle. We provide everything for you to make recycling easy - further info on the living room board and House Brochure on the table.

5. SAVE THE ENERGY: When leaving switch off all lights in the flat and ensure that the heating is turned down to about 19 degrees Celsius.

6. BE KIND TO NEIGHBOURS: Don't cause noise especially during quiet hours and only leave rubbish in outdoor bin no 2. Also if you are staying with children please ask them not to run and jump too much as this can be very hard on neighbours downstairs. Thank you very much.

7. KEEP OUR HOME AND YOUR BELONGINGS SAFE:
- Never leave keysafe unlocked even when empty as this leaves code exposed. If you leave the keysafe unlocked we will have to send someone to lock it and £95 callout charge will apply;
- Always close the flat and the building door firmly.

8. YOUR HOME IS FOR YOU ONLY - No extra or overnight guests unless agreed with hosts in advance and absolutely no parties.

9. HONESTY IS KING: If you damage something please let us know. We are always reasonable. Please also do not take our chargers or anything that belongs to the flat. Removed charger is subject to £15 fee.

10. HELP US TO HELP YOU: If something on your arrival is not working in the flat, or some essentials missing, please let us know asap so we can rectify it immediately and make sure your stay is as comfortable as possible.

11. RESPECT OUR HOUSEKEEPING STAFF:
If you arrive before check in time and cleaners are still inside, please just drop the luggage off. Ask housekeeper where and leave premises to let them finish the job.

12. PET RULES:
1. Only small non-shedding house trained dogs permitted. No cats, creepy crawlies, reptiles, snakes, crocodiles or basically anything that would consider us as lunch.
2. Please do not let the dog sit on the sofa or bed, etc. without pet blanket.
3. Please bring your own poo bags.
4. Please wipe your dog’s paws by the entrance. There is always either a wipe or paper towels close to the door.

Entire flat is for guests use.
★ STANDARD CHECK IN: from 4pm.

★ KEYS available from keysafe by the door. Code will be sent once all forms completed. Instructions in How To Get Inside section under your reservation on the app.

Early check ins, late checkouts, luggage storage requests are all access to availability and must be requested no later than 48hrs before the check in.

★ EARLY CHECK IN: Subject to availability and charge - see the price list under Other Things To Note section. From 3pm free subject to availability.


★ LUGGAGE DROP OFF: From 11:30am subject to availability. Or use link to luggage store, which will be sent in Welcome Message after booking.

★ STANDARD CHECKOUT - At 11am

★ EARLY CHECKOUT - before 11am, please confirm your departure time in the Guest Arrival Form, as we need to re-arrange housekeeping and / or keys return.


★ LATE CHECK OUTS - Subject to availability and charge after 11am.

★ OVERSTAYS - Unarranged overstays cause havoc with our cleaning schedule. An overstay fee will apply if you do not vacate the property at a pre-agreed checkout time and / or do not return the keys straight after agreed checkout time.


★ LUGGAGE STORAGE ON DEPARTURE - You can leave your luggage up until the cleaner finishes and no later than 13:30 unless other timing arranged with us in Guest Arrival Form.
Please note we cannot allow entry to property once cleaning and disinfection are completed.
Alternatively we recommend Nannybag or Luggage Hero with locations near stations all over
London. We will send you the link to nearest one, once you book.


★ PETS - We welcome pawrents and floofs. However due to the size of the property and allergies other guests may have, we can only allow 1 small to medium size house trained, non-shedding dog per stay. Examples of breeds allowed are: Cockapoo, cavapoo, maltipoo, small poodle, long haired dachshund, etc.
No other animals allowed, like banned dog breeds (Bully XL or similar), cats (due to cat allergies), snakes, anything deemed potentially dangerous that would normally deem a human or other pet as a snack.

If you are travelling with a service dog that is larger or shedding, please understand that we may have to charge extra for cleaning and removal of all pet hair to prevent next guests from getting an allergic reaction. Thank you for your understanding.
Additional notes
EXTRA SERVICES PRICE LIST AS OF 01/07/25 - all services have to be booked min 48hrs before check in, so that we have enough time to order supplies. Once you submit the Guest Arrival Form you will receive instructions how to book.

IMPORTANT: As of this Summer 2025 Airbnb wants to make even more money on our extra services on top of 20% service fees they charge us for your stay. When you book additional services via Airbnb Resolution Centre a 10% levy will be added to each price. You will need to select SEND MONEY button, under your reservation, clearly state what you are paying for when prompted and notify us of payment via Airbnb message:

✔ EXTRA BEDLINEN @£29.00 per set on request, if needed over and above linens provided for each bed in bedrooms e.g. for sofabed.

✔ CHILD CRIB @ £39.00 per stay .
A foldable child crib, complete with mattress, mattress protector and fitted sheet. Please bring your own baby linens. In some properties we are able to provide a high-chair and baby bath complementary in addition to the crib.

✔ ON DEMAND CLEANING: £25 p/hr.
Does not apply to the complementary mid-stay cleaning for 10 day stays and over.

✔ DRY CLEANING: We use Laundryheap you can book direct with them or a QR code will be in the house brochure.

✔ EARLY CHECK IN / LATE CHECK OUTS - Subject to availability and charge at £19 per hr. See details in Guest Access section.

✔ OVERSTAYS - £35 p/hr for unarranged late checkouts or if guests don't return the keys straight after checking out. Charge starts 15mins after the agreed checkout time to cover payment for waiting time to cleaning staff in 1 hour increments.

✔ SPECIAL OCCASION PACKAGES: Celebrating a special occasion like a birthday, anniversary, proposal, etc. You specify the wish list: e.g. flowers, champagne, cake. Let us know your dietary requirements, preferences and budget and we will send you options for you to choose from.
Request min 3 days before check in.

✔ PET FEE: £69 per dog included in the booking price if you added a pet to your reservation. Pet fee includes: Anti-anxiety padded fluffy bed, blanket and bowls. We do not provide dog food or poo bags.
Guest interaction
Flat is self-check in and but we will be available to answer any questions before, during and after your stay.
We generally respond immediately from 9am till 21:00 GMT every day, but please bear with us a bit during working day or Sundays.
For emergencies please send us a Whats App outside those hours or press Doorbell on entry camera doorbell and we will do our best to help.

Please note there is a Ring video doorbell on the outside of the flat. Should you struggle to open the door, press doorbell button and we will respond as soon as we can.
Neighborhood overview
Hampstead is the prettiest and most romantic neighbourhoods of London. It may feel like an idyllic village in the countryside, yet it is a mere 4 stops to Bond Street and central London, and with a direct access by public transport to all London airports. Hampstead High Street is full of cafes, boutiques, restaurants and galleries with cutest side streets and hidden walks. The brownie point is the huge and picturesque Hampstead Heath with Kenwood House, where scenes from Notting Hill were filmed and where in Summer crowds gather for the classical picnic music concerts. The apartment itself is at the top of a lovely quiet residential leafy street, yet a mere 5-7 mins walk from nearest shops and cafes.
There are several grocery shops like Tesco, Little Waitrose and Sainsbury’s local within 5-7 mins walk and a large Sainsbury’s on Finchley Rd by O2 centre.
This is a great place to lay your head down after a day of sightseeing and shopping.
Getting around
Nearest tube station - Finchley Road (Jubilee & Metropolitan Line) - 7 mins walk.
3 stops from Baker Street / 4 stops to Bond Street
Hampstead - Northern Line - 11 mins walk.
From Airports:
Heathrow - Piccadilly Line to Green Park & change for Jubilee to Finchley Rd
Luton - Train to Farringdon & change for Metropolitan Line to Finchley Rd / Option 2 - Easy Bus to Baker Street & take Metropolitan to Finchley Rd.
Stansted - Stansted Express & change for Jubilee
or Met Line to Finchley Rd
Gatwick - Gatwick Express to Victoria, take Victoria Line to Green Park and change for Jubilee to Finchley
Eurostar - Northern Line to Hampstead or Met to Finchley Rd

PARKING:
Camden Borough is very anti-motorists and there aren't many pay-and-display bays, but they have just launched a JUST PARK APP, where you can pre-book parking spaces, both council ones, private spaces, NCP car parks, etc.
Please download it and use postcode NW3 5RL to find the nearest one.

EV CHARGING - charging points provided by Source, Ubitricity and Shell Recharge are further down on Netherhall Gdns and corner of Maresfield and Netherhall Gardens. Check Zap Map for locations and costs.

HEALTHY SCHOOLS STREET scheme operates in Netherhall Gdns, Maresfield Str and surrounding Mon-Fri 8am - 9:15am and 3pm - 4.15pm term times only. Electric vehicles are exempt last we've checked but please check on Camden Council's website.

Regular controlled parking hours are: Mon-Fri 8:30-18:30, Sat 8:30-1:30 and Sundays and Bank Holidays are free.
