House Rules
...or as we prefer to call it a Good Guest Guide, designed to help you navigate your stay at the apartment, keep neighbours happy and keep everyone, including host, smiling at the end.
As there are no universal guidelines to the world of home surfing, we wanted to create a comprehensive etiquette that, we hope, helps our guests coming from different parts of the world, backgrounds, cultures and customs, have a mutually good and positive experience:
1. PRE-ARRIVAL HOTEL STYLE GUEST VERIFICATION:
Please note, our homes are protected by Superhog, a leading European short let insurer.
Unlike hotels we have no way of checking identity of our guests on arrival, so once booked, we will ask you to e-verify your details via their Know Your Guest form before arrival. You will receive a link in a welcome message.
You will be able to add an OPTIONAL £35 damage waiver, which protects you from AirCover (Airbnb) or Deposit (VRBO) claim for accidental damage up to £500.
This does not cover malicious damage, damage caused by breaking house rules.
Please do not pay a deposit unless you are booking with us directly via our booking channel.
PRIVACY AND GDPR: All information is for check in purposes only and strictly confidential. We do not hold any ID information on our channel manager. All info is shown only to Superhog insurer and they adhere to GDPR rules and will dispose of any data held accordingly with the GDPR regulations.
AIRBNB GUESTS: Please have a clear profile picture (Airbnb).
VRBO & BOOKING COM - please send us a picture via Guest Arrival Form.
3rd PARTY BOOKINGS are not allowed on Airbnb. Main guest must be present on arrival. If main guest is not present, e.g. due to flight delay, sickness, etc., we will let co-guests check in, providing they have been added to the Airbnb reservation and are verified on Airbnb.
We can make an exception for family bookings. e.g. children booking for parents, but the main guest must be present on check in and at least one parent added to the booking.

2. MAKE THE ARRIVAL A SMOOTH ONE - Please be contactable when you arrive in the UK and ensure you have your App on the phone to access Check In guide. Tip! Take screenshots before you travel in case you have issues with your data on arrival.
3. LET’S SPREAD LOVE NOT GERMS - Please take off your shoes as soon as you enter the flat and leave shoes inside next to the door.
4. SAVE THE PLANET - RECYCLE: The planet is drowning under plastic waste. So if you love our city and want to enjoy it for many years to come, please recycle. We provide everything for you to make recycling easy - further info on the living room board and House Brochure on the table.
5. SAVE THE ENERGY: When leaving switch off all lights in the flat and ensure that the heating is turned down to about 19 degrees Celsius.
6. BE KIND TO NEIGHBOURS: Don't cause noise especially during quiet hours and only leave rubbish in outdoor bin no 2. Also if you are staying with children please ask them not to run and jump too much as this can be very hard on neighbours downstairs. Thank you very much.
7. KEEP OUR HOME AND YOUR BELONGINGS SAFE:
- Never disclose the address to Keynest staff. All they need is the collection code;
- This flat does not have a self-locking door.
Always lock the flat with the key (see check in guide on the app / house brochure in the flat).
- If you leave the door unlocked, we will have to send someone to lock it for you. Subject to the min emergency callout charge at £199.00.
8. YOUR HOME IS FOR YOU ONLY - No extra or overnight guests unless agreed with hosts in advance and absolutely no parties.
9. HONESTY IS KING: If you damage something please let us know. We are always reasonable. Please also do not take our chargers or anything that belongs to the flat. Removed charger is subject to £15 fee.
10. HELP US TO HELP YOU: If something on your arrival is not working in the flat, or some essentials missing, please let us know asap so we can rectify it immediately and make sure your stay is as comfortable as possible.
Please note our staff completes photographic inventory of the property after every check out and again after completed cleaning, so we will verify any claims about damage or missing items with the inventory.
11. RESPECT OUR HOUSEKEEPING STAFF:
If you arrive before check in time and cleaners are still inside, please just drop the luggage off. Ask housekeeper where and leave premises to let them finish the job.
